There are some things that are very helpful for a home or property owner to do before a home inspection.
Below is a checklist Ellenbogen Isnpections has curated to help expidite the process.
Please have any paperwork or permits you have obtained proving the roof covering date.
Please make sure that the electrical panel is accessible and cover can be removed.
Clear under bathroom & kitchen sinksso that the pipes and connections are visible.
The home inspector will need to walk around the entire house outside and take pictures. He will also need to go on your roof to look for missing or cracked tiles. The inspector will also be coming inside the house and looking at your electrical panel, hot water heater, laundry connections, air conditioning and plumbing fixtures.
Life and safety issues are things about your home that could potentially risk life or be unsafe.
For example:
1. We will look at outside lights and make sure they are properly wired so that water can't intrude.
3. The electric service should be copper. Aluminum is known to heat up as it ages and has potential fire risks.
4. The electric may contain evidence of scorching or melting wires which could lead to a fire.
5. The electric may contain breakers that share two wires. This is not allowed with the exception of a double pole breaker in specific name brand electrical boxes.
6. The name brand of the electrical panel may be flagged by the carrier b/c it presents a life and safety issue for wires that heat up or worse ignite.
7. The type of plumbing could be a hazard. Polybutylene pipes were used in the late 1980's into the 1990's. These pipes in the wall are known for bursting without notice causing a tremendous amount of damage.
8. The hot water heater needs to have a TPR (pressure release valve) and discharge pipe.
9. Plumbing fixtures should have shut off valves in case of rupture, the leak can be minimized.
